North area, commercial and outdoor activities

On the north side of the A-2 highway a shopping complex with a commercial area of circa 150,000 sqm is planned. An air-conditioned mall in two levels with a commercial open sky venue will contribute to the unique character of the project. Brands will have personalized stores that will allow for a different shopping experience.

The complex will extend along a pond with a varied offer of restaurants, leisure and entertainment possibilities, complemented with spaces suited for events and presentations. There will be a generous amount of parking space.

An additional 60,000 sqm GLA will be distributed between different commercial formats.



Open air integration

The mixture of uses, double-storey storefronts, multi-level shops, themed façades, singular illumination, open air rest areas, natural vegetation and other elements will achieve a degree of originality that will make a unique call for visitors.

The open air passage will be directly connected with a natural surface of 90.000 sqm made up of green areas by the Jarama’s riverside, arranged for the practice of sports and other activities. A destination by itself for leisure and fun.

The leisure extension will be connected with an open air continuation of the commercial area.

We pretend Camino Real to be more than a shopping complex, as it will host other tertiary sectors with the intention to create a singular area in the periphery of the airport. The overall project will take advantage of synergies and economic opportunities in the years to come.


Philosophy and alternative shopping experience

The final goal is to provide a different shopping experience to the usual one, irreplaceable by e-commerce. For this reason there will be sufficient sportive, leisure and entertainment events that will make the visit to Camino Real an unprecedented outdoor experience:


Executed urbanization works

The works are located in the UE-1 execution unit of the SUP-TO-1 urban sector. The urbanization works are executed by the Junta de Compensación UE-1, managed by Chelverton as its main member. Chelverton drafted and processed the sector's partial plan and the urbanization project under the UE-1 area. It also conducted urban management with the constitution of the Junta de Compensación and the elaboration of the UE-1 redistribution project, in collaboration with the Town Hall and supplier companies, until its registry in the Registro de la Propiedad.

There have been urbanization works of relevant economic and technical importance such as collectors and infrastructure networks, for which it has been necessary to relocate gas conducts, drill with a tunnel machine under the A-2 highway, and bury high voltage lines from REE.
